Special Rate Variation calculator
This calculator tool is provided as part of the community engagement phase of Council’s consideration of a Special Rate Variation (SRV) from 01/07/2025 for financial year 2025/2026.

It does not work for the following rating categories:

The rates calculator will calculate estimates of your 2025/26 rates from 01/07/2025 for each of the SRV options and the rate peg (base case).
Information you will need
You will need to know the 01/07/2022 land value for your property to use this tool. This land value is the unimproved land value for your property determined by the NSW Valuer General – it is not the market, or capital value, of your property.
This 01/07/2022 land value was originally mailed to you by the NSW Valuer General in April 2023, and is also shown on your 2024/25 Rate Notice for this year (issued in July 2024).
You can also access your land value online at the NSW Valuer General's website. Be sure to select the 01/07/2022 land value for your property as multiple values will be shown for various valuation years. Council is currently using the 01/07/2022 land value.

This calculator shows indicative rates outcomes only. Annual charges normally shown on your rate notice are not shown here, i.e. Domestic Waste Management other charges are not shown here.
The results of this calculator are an estimated projection of future rate liability for each scenario for 2025/26. This tool is incapable of accurately projecting exact future rates that will be levied for the 2025/26 rating year. The number of properties and corresponding land values across the city change on a weekly basis in response to events such as subdivision, consolidation, categorisation changes, exemptions from rates, etc.
The expiration of a temporary special variation (10-years form 2015 - 2025) reduces Council's overall rate base on 30/06/2025; notionally reducing 2024/2025 rates for Residential ratepayers, prior to the 01/07/2025 rates levy for 2025/2026.
The notional impact of this expiration is a $19.52 reduction of the average Residential rate for 2024/25 (from $1,519.12 to $1,499.60) on 30/06/2025 prior to any increase is applied for the 2025/2026 rating year.
